Located in Seaside, California, the Campus Town master-planning initiative is a transformative mixed-use development designed to reinvigorate a 122-acre infill site near California State University Monterey Bay (CSUMB) and the former Fort Ord Army Base footprint. The vision is to create a vibrant urban village that seamlessly blends residential units, retail and commercial uses, open space, and pedestrian-friendly infrastructure to foster a complete neighborhood for people of varied income levels and life-stages.
Within this phased plan, the scope includes approximately 226 townhome units, 368 single-family detached homes, 119,730 SF of retail, and 226,311 SF of mixed‐use space (residential over commercial). This mix is designed to support both daily life and community interaction, residents living above or alongside retail and services, connected via walkable streets and transit-friendly access. The plan emphasizes connectivity, public open space, and the extension of the campus-town model into a full-blown neighborhood rather than just housing.
From a design and planning standpoint, Campus Town concentrates on a new-urbanist paradigm: mixed use, moderate densities, walkability, and integration with regional infrastructure. It aligns with the City of Seaside’s goals to expand affordable housing, spur economic activity, and make efficient use of its location adjacent to CSUMB and major transportation corridors.
